SELECTION OF UNIT
Prior to a launch, registered buyers will get preferential choice in the selection of units and this will be done on a first come first serve basis.

LETTER OF OFFER
Upon selection of the unit, a letter of offer will be issued and the receipt for the initial 10% down payment.
Execution of Sales And Purchase Agreement (S&P). Execution of the S&P must be done at our appointed solicitor's office upon settlement of the initial 10% down payment.

APPLICATION FOR LOAN AND EPF WITHDRAWAL
Assistance will be given in the application for a house loan from our panel of end-financiers. EPF members, who would like to make withdrawal from your EPF account, please obtain the necessary forms from the EPF Office or download it at KWSP Website www.kwsp.gov.my

02. PRIVATE SECTOR LOAN APPLICANT
We have, on our end here appointed a panel of end-financiers for your convenience. The decision however still lies with you, as you are free to choose the end financier of your choice. We recommend, however that in order to expedite the loan application process, you use any of our end-financiers and if you wish to do so, you would need to forward the following:

Original copy of the Sales and Purchase Agreement

Copy of the title deed if available
-
Photocopy of your IC
-
A copy of your last 3 months pay or your last 6 month's bank statement (if self-employed)

Letter of confirmation on income and years of service from your employer
-
A copy of Income Tax Return/EA form for the past 3 years.

Sequence of Loan Processing
-
Submission of loan application form with the necessary documents
-
Interview by end-financier
-
Letter of Offer upon approval from end-financier
-
Letter of Offer duly signed by you as acceptance of the offer and returned to the end- financier with a copy to the developer
-
End-financiers letter of instruction to their solicitor to prepare the loan document which may either be:
​
o Deed of Assignment and Loan Arrangement (for Strata Units); or
o Memorandum of Transfer Form 14A and Charge Form (Landed Units with individual titles)

Letter from end-financier advising you to execute the loan documents at the solicitor's office
-
Loan documents forwarded to end-financier for execution
-
Loan documents returned to solicitors who will then forwards to the developer for the execution of Memorandum of Transfer

Executed loan documents returned to solicitor for stamping and registration. Stamped loan documents forwarded to end-financier for safekeeping. A copy each is given to the purchaser and developer
-
End-financier will release payment to developer progressively in accordance to the Third Schedule of the Sale and Purchase Agreement upon receipt of our invoice.

03. GOVERNMENT LOAN APPLICANTS
As a government loan applicant, you may have been advised by your Departmental Head on the requirements for a housing loan or you may refer to the web site www.treasury.com.my for information. However, we have for your convenience, listed the following documents required for your loan application:

Application form to be completed in detail.

Letter of Confirmation and recommendation from your Departmental Head.

Processing fees (RM1.00 for every RM1, 000.00 of loan amount).

Borang VII (Format VII) - Declaration from the borrower giving consent to the Federal Government to deduct from his/her salary the loan installments (inclusive of interest).
-
Copy of title deed.
-
Lampiran A - Declaration from the developer consenting to a registrar's caveat.
-
Format XIV - To be endorsed by the developer and the borrowers' solicitors.
-
Solicitors' declaration - confirmation of stakeholder and finalisation of loan documents. Borang Akuan SPP 21/86 - Lampiran IV.
-
Letter to the housing loan unit confirming the ability to settle the difference between loan and purchase price (if it is not a 100% loan).

Copy of Power of Attorney, if the agreement has been attested by the Power of Attorney.

Certificate of Fitness - for completed house.

The progress payments will be released by the Housing Loan Division only when the title (landed unit) and loan agreement cum assignment (strata unit) has been registered at the land office and the High Court respectively.
Note: The above mentioned format might be changed by the government housing loan unit. The loan processing is handled by the:

04. EMPLOYEES PROVIDENT FUND (EPF) WITHDRWAL PROCEDURE
Application Eligibility
-
(i) A Malaysian Citizen; OR
-
(ii) A Malaysian Citizen who has made Leaving the Country Withdrawal before 1 August 1995 and has opted to re-contribute to the EPF; OR
-
(iii) A Non-Malaysian Citizen who:
o Has become an EPF member before 1 August 1998; OR
o Has obtained a Permanent Resident status (PR).

You have not reached 55 years of age at the time the EPF receives your application; AND
-
You have at least RM500.00 of savings in Account 2.

Procedure

Submission of EPF withdrawal form [Form KWSP 9C(AHL)]

The original copy of the Sale and Purchase Agreement.

Photocopy of your Identification Card.

A copy of the letter of loan approval from your end-financier.

Proof of relationship
​
(This is for joint purchase involving spouse or next of kin namely parents or siblings. For joint purchase involving next of kin, the member is required to submit an explanation letter stating the reason for the joint purchase)
Note: The original Sale and Purchase Agreement, Letter of Loan Approval from your end-financier and your original Identification Card have to be sighted by the EPF officials.

Mode of Payment
The payment will be released directly to the member within a period of three to four weeks from the date of submission.
